Your Listings Aren't Sitting Because of Price. They're Sitting Because of Strategy.

Stale listing not selling? Here are 3 things top agents are doing right now to get stagnant listings sold in today's shifted market, without just dropping the price.


If you've got a listing that's been sitting, your first instinct is probably to drop the price. Again.


But here's what's actually happening in the real estate market right now: buyer psychology has shifted, and a lot of agents are still running the same playbook they ran two, three, four years ago. That playbook doesn't work in this market anymore.


If your seller's biggest question is "are we ever going to get an offer?" you need to walk into that conversation with a plan, not just reassurance. Here are three things you can do right now to get listings that are sitting, sold.


1. Talk Payment, Not Just Price


Buyers today aren't stuck on price as much as they're stuck on a monthly payment. That distinction changes everything about how you should be marketing a listing.


A $10,000 rate buy-down can move a buyer's monthly payment more than a $10,000 price drop can. So instead of chasing the price down again and again, reframe the offer: a rate buy-down or covering closing costs can make your home the clear choice at its current price point, without giving away equity.


Here's how to actually use this:


  • Get specific with buyers. Show them what a one- to two-point rate buy-down actually means for their monthly payment, in real numbers.

  • Put it on the listing. Add it to the remarks (where legal) and get it into your social posts.

  • Make it visible before the showing. Buyers and agents need to see the offer before they walk through; it can't just live in your back pocket as something to negotiate later.


2. Relaunch the Listing, Don't Just Adjust the Price


This is the mistake I see constantly: an agent drops the price by five or ten thousand dollars, and that's it. They wait. That's not a strategy, that's hope.


When you adjust the price, treat it like a full relaunch, not a quiet edit:


  • Refresh the photos. At minimum, reorder them so the listing doesn't look stale to anyone who's already scrolled past it.

  • Refresh the description and get new social content around it.

  • Host an open house, and be specific about who you invite. Neighbors, agents who've already shown the home, and anyone in your database who looked at it (and maybe passed) before.


Before you even get into the price conversation with your seller, show them everything that's already been done: the showings, the opens, the ad syndications, the days on market. That data protects you, and it helps your seller understand why the strategy is shifting.


One more thing worth saying to your sellers directly: extended days on market is actually normal right now. It's not like 2021 or 2022, and reminding them of that context matters.


3. Go Back to Every Agent Who Already Showed the Listing


This is the step most agents skip, and it might be the fastest win on this entire list.


Every buyer who walked through and said "I'd do it at one point off the old price" is a warm lead sitting in your CRM right now. Don't just let the MLS price-change notification do the work for you; pick up the phone and call directly.


Ask them straight: has your buyer's situation changed? Because at the new price, with a buy-down or concession on the table, this might work now.


Take it a step further and run a reverse prospecting search for agents whose buyers newly qualify at this price point. And if you've got a motivated seller, have them make the first move: a proactive offer back to the strongest buyer who already walked through, before another agent scoops them up.


The Bottom Line


Stagnant listings usually aren't a pricing problem, they're a strategy problem. Reframe the conversation around payment, relaunch instead of just adjusting, and go back to the buyers who already showed interest before you assume they're gone for good.
